National Real Estate Manager - Property Administration
Who’s driving the success of one of the fastest growing retailers in the nation? Our National Real Estate Services team. After all, we have an aggressive plan to add 800 stores across the US by 2028. We are building a new team to support this initiative through centralization of lease administration and subtenant property management functions within real estate. Lifting these responsibilities from local real estate teams across the company will allow them to focus on building new stores while we aim to develop a best-in-class real estate administration team.
Position Type: Full-Time
Starting Salary: $105,000
Salary Increases: Year 2 - $112,500 | Year 3 - $120,000
Work Location: Dublin, OH
This role is eligible to participate in ALDI’s Hybrid Work Program, which allows remote work up to 3 days per week (i.e., work remotely up to 3 days per week; work in-office at least 2 days per week).
Duties and Responsibilities:
Must be able to perform duties with or without reasonable accommodation.
• Manages rent schedules and monthly rent payment approvals for all leased Aldi locations.
• Manages CTI (CAM, taxes, and insurance) reconciliation process for all leased Aldi locations.
• Oversees all incoming landlord communication including legal notices and actions or disseminate as appropriate.
• Serves as the point of contact for all sublease tenant obligations including utilities, accounts receivable, and maintenance requests
• Ensures the training, development, and performance of their team’s staff to retain a motivated, professional workforce that achieves their career objectives.
• Recruits and recommends qualified employees for their team’s staff positions.
• Establishes, communicates and evaluates job responsibilities and performance expectations to their team to ensure mutual understanding of desired results.
• Understands the overarching company strategy while communicating and modeling the core values of the organization to create a sense of teamwork and membership among employees.
• Identifies, investigates and implements opportunities for business efficiencies.
• Liaises with boards, committees, and commissions as required.
• Consults with leadership on the development of their team's strategy.
• Advises leadership to source external vendors for applicable services when appropriate.
• Liaises with applicable areas of the business to ensure timely and efficient communication flow.
• Consults with the business to effectively design and streamline applicable processes within the organization.
• Keeps up-to-date on external best practices and relevant changes to their field/area; communicates updates to leadership.
• Supports all National Real Estate initiatives for policy, procedure and legal issues.
• Maintains the Real Estate Book of Knowledge.
• Creates, enhances, manages, and updates Real Estate Director, Real Estate Assistant, Support, and Analyst training programs.
• Creates and supports ad-hoc programs that aid NRE Store Development Teams centrally.
• Manages and maintains the Real Estate portion of the Document Management System, including monitoring divisional input and procedures.
• Ensures National Real Estate’s adherence to the National Information Governance (IG) program.
• Supports the communication of information and decisions from leadership among US teams and international groups per the IREC RACI documents.
• Manages and maintains the Flexible Real Estate Management (RE-FX) program, in conjunction with the Accounting Team, including monitoring divisional input and procedures.
• Consults with Accounting and maintains the Investment Management and Project Systems (IM/PS) program as far as it impacts Real Estate.
• Coordinates with National Finance & Administration to create an effective environment through all SAP programs that relates to Real Estate including, but not limited to, FI/CO, AA, Ariba, and BPC.
• Manages their team by driving projects and tasks to completion through effective prioritization, work planning, resource allocation, and cross-functional collaboration.
• Identifies cost-saving opportunities and potential process improvements.
• Serves as the primary link between their team’s staff and leadership to ensure understanding of company goals, objectives, and opportunities for improvement.
• Complies with ALDI privacy and security requirements and policies if job responsibilities include possible access to confidential and/or sensitive information.

Education and Experience:
• Bachelor's Degree in Business Administration or a related field required.
• A minimum of 5 years of progressive experience in Real Estate, Human Resources and retail operations required.
• Or, a combination of education and experience providing equivalent knowledge.
• Strong experience with the Commercial Real Estate process preferred.
• Experience with the SAP Enterprise Resource Planning platform preferred.
Physical Requirements:
• Work may be performed in an office, remote office or a combination of both where a computer and office equipment may be used as needed to perform duties.
• Regularly required to sit, reach, grasp, stand and move from one area to another.
• Constantly and repeatedly use keyboard/mouse.
• Occasionally required to push, pull, bend, lift and move up to 25 lbs.
Travel:
• Domestic travel required.
• Up to 10%.
